            <title>How a U.S. manufacturer and London designer created a luxury cabinet brand</title>

Founded in 2014 by London-trained designer Bob Bakes and Michigan craftsman Paul Kropp, the company was built around a shared belief that high-end residential cabinetry requires both aesthetic discipline and manufacturing rigor, not one or the other.

Bakes established his career in the UK, refining an approach centered on proportion, restraint, and architectural balance. Kropp, working an ocean away, built his reputation on the opposite end of the process: hand-building bespoke furniture and cabinetry with a detail-driven, workshop-first mindset. 

“We combine the precision of modern machinery with the craftsmanship of traditional techniques,” Kropp says. Bakes adds, &quot;There's a human flavor that sort of flows through our designs. Our guys are hand-staining and joining and... There's an organic nature to our manufacturing process. Customers should always feel that they're getting a personal piece.&quot; 

 Their Detroit-area facility, now approaching 70,000 square feet after a recent expansion, runs on an internally developed process called BK-ECP (Efficient Custom Production). Kropp describes the model as &quot;combining our core values with simple concepts of flow and preparedness to do custom work in a very efficient manner while maintaining the highest quality levels.&quot; 

In just over a decade, Bakes &amp; Kropp has expanded from a single showroom to six, and from 10 employees to about 60. “I think it's the small things that make a successful cabinet company,” Bakes says. “For example, we have our own delivery network, and we don't employ subcontractors. From a perspective of a cabinetry company, we wanted to be as self-contained as possible so we come across as a recognizable brand. Adding on to that, we wanted to be self-fulfilling in the design aspect as well. We can't just supply cabinetry; you have to have a vision of a successful company that flows through our manufacturing facility and our showrooms.&quot; 

One way that the company fulfills this successful vision is through quality control. “Everyone is a quality inspector in our facilities,” Kropp says, adding more details about the companies ECP method. “And we do a full checklist inspection of everything before it is packaged.” Bakes supports this statement, adding that the manufacturing process is a people-centric workflow and crucial to the Bakes &amp; Kropp identity. 

Looking ahead, the company anticipates steady growth, targeting approximately 12% annual growth over the next five years. With the latest facility expansion complete, Bakes &amp; Kropp plans to focus on refining operations and strengthening current markets. “Maybe we will see one new market expansion in the next few years but the focus is more on filling out the markets we currently have and taking care of our employees,&quot; Kropp adds. &quot;Employees are the #1 key to success.&quot;</description>

When the deadliest U.S. wildfire in a century tore through Lahaina, Hawaii, in August 2023, housing survivors became the state’s most urgent design brief.

Today, nearly 170 factory-made housing units offer shelter to the displaced with more units to yet to come. They’re situated along a stretch of Maui coastline—small, bright colored dwellings that look permanent and communal. That’s by design.

New York-based DXA Studio launched Liv-Connected with the goal of deploying disaster-relief housing that doesn’t sacrifice design, health, or durability. In Maui, the result is FEMA’s first prefabricated, modular temporary homes built to the International Building Code and local amendments. One-, two-, and three-bedroom units meet Uniform Federal Accessibility Standards (UFAS), are fully furnished on delivery, and can serve as either interim or permanent housing.

“We have thoughtfully designed the homes so they are comfortable and functional enough to become permanent, and the families affected by the fires deserve to have a comfortable, safe home to recover in,” says Wayne Norbeck, co-founding partner of DXA Studio and Liv-Connected.

Inside the homes, Liv-Connected specified low- to no-emitting materials, generous daylight, and cross-ventilation to support indoor-air quality and thermal comfort in a tropical climate. A warm palette and high ceilings keep the small footprints from feeling cramped; windows are sized and placed to frame views and keep residents connected to the landscape.

The Conexus line uses Liv-Connected’s Component Linked Construction (CLiC System)—a kit-of-parts strategy that locks repeatable elements (structure, MEP, smart tech) into a manufacturing flow, then allows finish and plan variations. That modular approach reduces rework, absorbs supply variability, and keeps field labor focused on siting and hook-ups rather than stick-building. For public clients, the predictability is as important as speed: fewer unknowns, fewer change orders, and better odds of hitting deadlines when a community is still displaced.</description>

Despite a year marked by elevated interest rates and the persistent rate lock-in effect, the housing market is showing signs of mild recovery. Our latest Existing-Home Sales Outlook Report indicates that existing-home sales are projected to conclude 2024 slightly above 4 million annualized sales, surpassing December 2023 levels, but still trailing historical norms. The year-over-year increase is partly attributed to an increase in inventory.(opens in a new tab/window) Nationally, for-sale inventory1 is 19 percent higher than one year ago but remains nearly 26 percent lower than pre-pandemic, November 2019 levels. New listings2 in November were just 0.5 percent higher than a year ago, and 16.3 percent lower compared to November 2019. However, real estate is local and it’s important to note that the growth in listings has not been uniform across the country. Moreover, not all housing inventory is created equal.

What’s Inventory Got to Do With It?

 

One unique factor about the housing market is that the seller and the buyer are, in many cases, the same – the existing homeowner. In order to buy a new home, you have to sell the home you already own, and then find a home to buy, but not just any home – one that you like better. The fewer homes there are for sale, the harder it becomes to find a home better than what you already own. Therefore, a lack of inventory doesn’t just prevent first-time home buyers from jumping into the market, but it also keeps existing homeowners staying put and limits existing-home sales. The opposite is also true. 

According to Zillow’s new listings metric, housing supply has increased in 34 of the top 50 markets we track on a year-over-year basis. Using the U.S. Census Bureau’s definition of the four U.S. regions, the strongest growth in new listings is in Southern and Western markets, and more muted improvements occurred in the Northeast and Midwest.</description>

“As far as architecture is concerned, I was fortunate enough to study in one of the greatest architectural schools, which is the Rensselaer Polytechnic Institute, upstate New York. I graduated back in 1973. I was very lucky,” he stated.

Subsequently, his passion for constructing architectural masterpieces intensified, leading him to immediately undertake the construction of Senegal’s tallest building, the BCEAO Headquarters, in a competition.</description>

However, real estate is inherently local, and supply dynamics are no exception. Our analysis of recent regional construction trends suggests the degree to which the market is a lion or lamb will be influenced by recent homebuilding trends.


 Raising Roofs to Improve Housing Affordability

 

In the housing market, you can't buy what's not for sale – and with existing-home sales hovering near their lowest level since the late 1990s(opens in a new tab/window), home buyers nationwide will likely continue to face limited availability this spring and summer. This lack of supply makes it harder for first-time homebuyers to jump into the market and also hurts existing homeowners looking to buy their next home. Additionally, with elevated mortgage rates and affordability challenges, many potential buyers won’t be able to afford a home even if they find one, keeping a lid on market normalization.


Homebuilders have kept their hammers busy to help narrow the inventory gap, especially in certain markets. Buyers in these markets will have more opportunities to find affordable options during the 2025 spring home-buying season. According to the U.S. Census Bureau, nearly 1.5 million building permits(opens in a new tab/window) were issued for privately-owned housing units in 2024, including single-family homes and multi-unit properties like duplexes and triplexes. However, this building surge has not been evenly distributed across the country. Over half of the permits, 53 percent or 803,000 units, issued in 2024 were in the South, more than double the number issued in any other Census region.</description>

This will be based on a deeper understanding of the space that the designer has to work with, the prevailing environment in a home and the lifestyle the family has. “For example - neighbours in an apartment block, the same floor and the apartment kitchen space being identical - One home has four adults and two children and another two adults with no child.

“The kitchen design, the colour, the glamour can be the same for both kitchens but the functionality of these similar looking kitchens is specific to that family, based on their cooking frequency, cuisine, food habits, buying patterns etc.

“One feature to consider - if the family buys provisions only once a month, the storage space needs to be more and in the case of a weekly purchase lesser,” explains Vasu.
Knowing what the design process involves and understanding the different modules available for functional kitchens will help you answer the designer’s probing questions in a better way. Giving them a good basis on which to work will ensure that you will have a kitchen that suits the kind of cooking enthusiast you are. A recent survey of potential home buyers found that granite or another natural stone was the most preferred material, with 20 percent of the respondents saying it was essential and another 53 percent who deemed it desirable.

Very few potential home buyers surveyed dreamed of having tile countertops, according to Stephen Melman, director of economic services for the National Association of Home Builders, the trade group that conducted the survey. Realtors tell us the look is outdated and the grout is hard to keep clean. Our tough countertop tests show that the grout between the ceramic or porcelain tiles stains, even when sealed, and can also mildew. Chipping is another problem with tile countertops.

In our tests, we stained, sliced, scratched, scorched and nicked 14 materials from leading brands. We found big differences in materials, but little variation among brands. That's why our Ratings are by material, and that brings us back to stone. Our tests include granite, soapstone, limestone and marble, and of course, engineered stone or quartz. Granite and quartz performed similarly, but marble and the other natural stones weren't as resilient and some need to be sealed to resist staining. Use the results of our tests to find a material that will hold up well over the years.

At $50 to $150 per square foot, marble is the most expensive. Granite and quartz were comparable in price at $50 to $100 per square foot. Tile, of course, costs less ($5 to $30 per square foot) but if you have to replace your counter more often, that's no bargain.

The plans for Jezebel look like many other SoHo restaurants aiming to draw a hip, downtown crowd.

The difference is in the details: A gold-plated shofar will serve as the door handle. Art work will include familiar pieces but with different faces (Woody Allen in a commissioned re-creation of &quot;The Last Supper&quot;). And an Orthodox Jewish overseer will keep a close eye on the kitchen at all times to make sure all's kosher. Literally.

&quot;We're looking to change the norm of where the bar for kosher is,&quot; said Menachem Senderowicz, 34 years old, one of Jezebel's two owners. &quot;We think we can take it up more than two notches and bring it to a whole new level.&quot;

&quot;We want to become the kings of kosher,&quot; interjected co-owner Henry Stimler, 32.

Messrs. Stimler and Senderowicz are stylish, fast-talking former finance types who plan to open Jezebel in June. It is the first restaurant for their group B&amp;Y Hospitality (British and Yiddish, since Mr. Stimler is British and they both speak Yiddish), and they've hired James Beard Award-winning chef Bradford Thompson in the kitchen and Nick Mautone, formerly of Gramercy Tavern, to design the drink program.

The duo, who grew up Orthodox but now classify themselves as &quot;modern Jews,&quot; say the kosher aspect of the restaurant is almost an afterthought, albeit a carefully planned one that will include prepaid Shabbat dinners (and special ovens to keep the food hot) and unpasteurized kosher wine, which can only be handled by observant Jews.

The owners say there is an unmet need for a cutting-edge restaurant for the Jewish demographic that is populating the likes of the nearby SoHo synagogue, where Torah cocktail parties and a Hamptons services are among the offerings, according to the website.

But they insist they are not aiming for a predominately kosher or even Jewish clientele.</description>

During your kitchen planning, you may want to pay close attention to the work triangle. Its size and configuration determine how productively you can use your kitchen and how much you’ll enjoy your time in it

Each side of the triangle ideally should measure between 4 and 9 feet. The whole triangle perimeter should measure between 12 and 27 feet. Too much smaller may feel crowded. Larger and you'll carry heavy pots from point to point.

Consideration of foot traffic safety moving through the triangle is a factor. There are a number of kitchen configurations that allow you to create an efficient work triangle. Which configuration works for you depends on the size and layout of your existing kitchen.

The L-shaped kitchen is the most common kitchen layout, allowing you to locate the fridge at one end of the L, the stove at the other, and the sink in the middle. If space allows, expand counter and storage space with a kitchen island.

The galley kitchen is popular in homes with limited square footage.  But because of entrances at each end, more often than not you’ll find people walking through the work triangle.

If your kitchen includes two or more cooks working at the same time, a G-shaped kitchen allows you to have lots of cabinet and counter space as well as two sinks and two stoves.

The kitchen tends to be the hub of family gatherings, even today.  Since not all homes allow for the ideal kitchen, you may want to work with an experienced kitchen designer to get the most out of your investment.

With real estate values still in the doldrums, people are seeing their houses less as investments and more as, well, homes. Since they're staying put, they're taking on targeted — rather than extreme — makeovers aimed at livability.

Home remodeling is expected to pick up and post solid growth in the second half of this year, making 2012 the strongest year since 2006, according to a report Thursday by the remodeling futures program at Harvard University's Joint Center for Housing Studies. Driving the market will be midsize kitchen and bath projects, maintenance work and energy-efficiency upgrades.

In fact, unlike a few years ago, Americans are now spending more on remodeling than on new construction, says Stephen Melman of the National Association of Home Builders. He says they're moving less now than at any time since World War II, so they're thinking less about the resale value of a remodel.

&quot;They do it, because they want to. That's a major change in the psychology,&quot; he says.

Yet with home equity loans in short supply, many Americans are paying cash for renovations, so their projects tend to be smaller and focused.

&quot;Everyone is value-oriented,&quot; says Debra Toney of Three Week Kitchens/Baths in a Week, a remodeling firm with offices in Denver and Texas. &quot;They're just more cautious,&quot; she says, citing their willingness to pick basic appliances rather than Sub-Zero refrigerators and Wolf ranges.

More consumers, 61%, said it was important to get the most bang for the buck last year than did so, 56%, in 2010 and slightly more said they'd spend extra time looking for bargains, according to a reader survey released in February by Better Homes and Gardens magazine.

The survey found consumers are most interested in style upgrades to countertops, flooring, faucets and fixtures, followed by general maintenance, decor updates, efficiency and home organization.
